# Texas real estate sales agent license

Texas licenses an entry sales agent after 180 classroom hours, the state and national examinations, fingerprint/background review and sponsorship by a Texas broker. A further 90 hours of SAE education is due before the first renewal.

Statewide license Reviewed October 2, 2026

## Credential requirements

### Sales agent license; applicant must be at least 18, a U.S. citizen or lawfully admitted alien, meet TREC honesty/trustworthiness/integrity standards and be sponsored by a Texas broker.

1. #### Education

Complete 180 hours: Principles of Real Estate I and II, Law of Agency, Law of Contracts, Promulgated Contract Forms and Real Estate Finance, generally six 30-hour courses. Complete 90 hours of Sales Apprentice Education before the first renewal.

2. #### Exam

Pass both the national and Texas portions of the TREC sales-agent examination.

3. #### Experience

No prior real estate experience is required for a sales-agent license.

4. #### Application

Apply to TREC, pay the current fees, submit education and exam evidence, complete fingerprint/background requirements and obtain a sponsoring broker before practicing; TREC reviews fitness and criminal-history matters.

**Good to know:** Texas calls the entry credential sales agent; do not confuse the 180-hour qualifying education with the separate 90-hour SAE post-license requirement.
