# West Virginia real estate salesperson license

West Virginia's initial salesperson route requires age 18, high-school equivalency, 90 clock hours in four subjects, a national criminal-history check, the Pearson examination and a sponsoring broker.

Statewide license Reviewed October 2, 2026

## Credential requirements

### Salesperson license; applicant must be at least 18, have a high school diploma or equivalent, be trustworthy and of good moral character and work under a sponsoring broker.

1. #### Education

Complete 90 approved clock hours: 30 Principles and Practice, 20 Real Estate Law, 20 Real Estate Finance and 20 Real Estate Appraisal. The course must fall within the Commission's three-year acceptance period.

2. #### Exam

Complete the national criminal-history check, submit the exam application and pass both required portions through Pearson VUE. The Commission states that exam passes are usable for 90 days or two attempts, whichever comes first, and a license application follows within 90 days.

3. #### Experience

No prior real estate experience is required for a salesperson license.

4. #### Application

Submit the online exam and license applications, course certificate, valid identification, national criminal-background check (valid 90 days) and sponsoring-broker verification; pay current Commission fees.

**Good to know:** West Virginia requires the background check before sitting for the examination, so it is an early application step rather than a post-license formality.
